Sizes, Rental Rates, Operating Cost, Tenant Installation Cost and Lease Period
The sizes of conventional office space in Umhlanga range from 100m² to 2000m² with the average size being 300m². Presently (April 2012) the rental rates charged are from R100m² to 135m² with latter being brand new A grade offices with panoramic sea views. To this you must add the consumption of electricity and water inside your office premises. Finally, there is the office block or park operating costs which is shared by the all the tenants as per their occupied lettable area. Operating cost includes security, cleaning, municipal rates and tax, insurance, common area water and electricity. Open and covered parking bays are available and the cost per bay is between R400 to R600 per month. Normally corporate and listed company landlords provide a new tenant with a “bare shell” i.e. just an open plan space with cement floors but fully air-conditioned with electrical plug points. In this instance the landlord provides the tenant with a tenant installation allowance and the amount is negotiable and usually is directly proportional to the lease period and rental charged. The lease period is normally three years but this can be negotiated.
