There is absolutely no question that in Melbourne right now the value of the top end of the property market is deflated. We have seen a lower than average clearance rate at the weekend auctions, and those properties selling, often in private sales, are selling for around 20% less than what they were selling for a year ago.

The investment property market however continues to be fueled by an ever-increasing population. As the local population grows, the demand for rental property increases concurrently, if only for the simple fact that the people newly arriving to Melbourne need somewhere to live. They will mostly rent, if only temporarily until they buy or build their own home.

This means that the investment property market remains buoyant, even while the top end of the market is in a down turn.

The properties to look for that fit into this investment property market are typically newly built properties, four bedroom, two garage brick houses. The newer estates in Melbourne and Sydney, and even moving out to growing regional centers in Victoria and New South Wales, are benefitting from releases of land where just such a property can be built, and finding tenants is probable.

Is it likely the value in residential investment properties will maintain? With the main cities planning urban growth for the next twenty to thirty years, and with the attendant rise in population this market will continue to grow. Properties that may see a long way out of the CBD to you now will soon be close, and in some cases major urban centers. Improved infrastructure such as freeways and train lines means that the distances become shorter, and the properties become even more ideally placed.
